1. Guaranteed Rent for Landlords

As your property agents, we offer a rent guarantee for as little as £250 per year, per property, covering you for up to £4,000 in rent per month.
Our landlord’s rent guarantee is exactly that—a guarantee between us, your property agent, and you, the landlord, to ensure you are fully protected should the worst happen.
What is covered
Rent Indemnity and Repossession
Claim under your contractual guarantee for non-payment of rent.
Legal Expenses Cover
In case you need to evict a tenant who has fallen into rental arrears or has overstayed a Section 21 Notice.
Property Damage
Should you claim under the contractual guarantee for property damage caused by the tenant, we offer legal assistance to recover costs over £1,000.
50% of Rent After Vacant Possession
Following a successful legal claim for repossession, we offer 50% of the rent for three months while the property is actively advertised.
2. Tenant Finder Service
Q: What does this service cost and what is involved?
A: We charge a fixed fee starting at £450 to market your property and find a tenant.
Tenant Finder Letting Agency Package includes:
- Advertising on Zoopla
- Credit checks
- Employment reference checks
- Previous landlord checks (if applicable)
- Signed tenancy agreements
After finding a tenant, we will hand over all the necessary information to you.
3. Full Management Service
Q: What does this service cost and what is involved?
A: We charge 10% of the monthly rental income for FULL management service, subject to a minimum of £50 plus VAT per month. Additionally, there is a £150 new property set-up fee.
Full Management Letting Agency Package includes:
- Advertising on Zoopla, our WEA website, and in the local press, complete with photography
- Erection of a ‘To Let’ board outside the property
- Employment reference checks
- Credit checks
- Previous landlord checks (if applicable)
- Execution of signed tenancy agreements
- Inventory and schedule of condition, including photos
- Arrangement of the tenancy agreement
- Monthly rental collection
- Deposit collection and transfer to a Deposit Protection Scheme holding account
- Regular inspections with written reports
- Management of all maintenance issues
- Monthly financial summaries
- Issuance of notices to tenants when required
- Final inspection upon vacation and return of the deposit
